Under PM Awas Yojana, houses are provided to the homeless people of the country. Under this scheme, the government gives subsidy and loan to the needy people to buy and build houses. Under PM Awas Yojana, PM Awas Yojana Urban and PM Awas Yojana Rural are being run. In this, subsidy up to Rs 2.67 lakh is given for urban areas. Whereas in rural areas, a subsidy of Rs 1.30 lakh is given for building a house on one’s own land. Till now, housing has been provided to lakhs of people of the country under this scheme and even now the eligible people are being given the benefit of subsidy under this scheme.

Under this scheme, such cases also came to light that many people have fraudulently availed the subsidy under the PM Awas Yojana. In this, the officials released the subsidy money without registering the land. That is, without giving mortgage to the land registry, the subsidy money received on loan was released for building a house. Whereas under the scheme, there is a rule to give loan and subsidy only on land registry. To curb such cases, now strict action will be taken against the concerned officer for releasing subsidy money without land registry. The subsidy amount will also be recovered from the beneficiary.

Let us tell you that in PM Awas Yojana Rural, there is a rule to issue loan and subsidy by mortgaging the land registry. In such a situation, now this rule will be strictly followed under PM Awas Yojana. Therefore, you should not take advantage of this scheme in any fraudulent way. This scheme has been prepared by the Central Government keeping in mind those poor and needy people of the country who do not have a house to live in and are living their life in huts or kutcha houses.

What are the rules of PM Awas Yojana?

  • To avail the benefits of PS Awas Yojana, the beneficiary must be 18 years of age or above.
  • If you have land but do not have a permanent house, then you will be provided subsidy and loan to build a permanent house under PM Awas Yojana Gramin.
  • Whereas under PM Awas Yojana Urban, you can buy houses and flats built under PM Awas Yojana under this scheme. For this you will be provided subsidy and loan facilities.
  • Under PM Awas Yojana Gramin, subsidy will be given to the beneficiary to build a permanent house with basic facilities.
  • The house will have to be built in an area of at least 25 square meters which will also include a clean kitchen.
  • The housing construction work will have to be completed within a year.

These people will not get the benefit of PM Awas Yojana

  • Under PM Awas Yojana Gramin, benefits will not be given to those people who already have a house to live in.
  • Those individuals who pay income tax cannot avail the benefits of this scheme.
  • Those individuals who pay business taxes are also not eligible for this scheme.
  • If you have a two-wheeler/three-wheeler/four-wheeler or a fish boat, you will not get the benefit of this scheme.
  • You will not be given benefits if mechanized three-wheeler or four-wheeler is an agricultural equipment.
  • The benefit will not be available if the credit limit of Kisan Credit Card is Rs 50,000 or more.
  • You cannot avail the benefits of the scheme even if any member of the family is in a government job.
  • You will not be given the benefit of the scheme even if the family’s non-agricultural enterprises are registered with the government.
  • You cannot avail this benefit even if the income of any member of the family is Rs 10,000 or more per month.
  • Even if you have your own refrigerator, you may not get the benefit of this scheme.
  • Even if you have your own landline phone, you cannot avail the benefits of this scheme.
  • You cannot avail the benefits of this scheme even if you have irrigated equipment with 2.5 acres or more of irrigated land.
  • If you own 5 acres or more of irrigated land and have two or more seasonal crops, you can still avail the benefits.
  • Even if you have 7.5 acres of land or more with one irrigation equipment, you may not get the benefit of this scheme.
  • If you have already availed the benefit of any other government housing scheme then you will not get the benefit of this scheme.
